BELVEDERE, Marin County — October 31, 2026. The planned demolition of 22 Mallard Pointe apartments advanced after the city issued a permit for work on the site’s lagoon bulkhead on October 1. The redevelopment remains sensitive because it combines housing displacement, shoreline engineering and environmental controls.
Why is the bulkhead important?
The lagoon-facing bulkhead forms a protective edge between the property and water. City conditions tied demolition to plans for replacement of the bulkhead and sediment controls. According to local reporting by The Ark, the developer planned staged demolition and bulkhead work, with access becoming available as existing structures were removed.
What was the status in early October?
Officials anticipated hazardous-material removal inside vacant units before demolition, with work possibly starting in late October or early November. The report also said one tenant remained after other residents relocated, and that the design of a protective silt curtain was disputed. These are important distinctions: the issuance of a permit does not by itself prove that demolition was complete or that every dispute had been resolved.
What should neighbors watch?
Relevant issues include public construction notices, truck routes, shoreline water-quality controls, actual tenant arrangements and inspection records. Residents should avoid assuming any individual has forfeited legal rights based on a summary of the project. Project opponents and supporters have raised competing concerns about housing and lagoon stabilization; the city’s permits and recorded approvals are the controlling documents.
